DARI – the digital real estate ecosystem – in Abu Dhabi was launched with the support of the Department of Municipalities and Transport (DMT) to serve as a comprehensive platform that includes all the services of the real estate sector across the Emirate and aims to improve the level of available services, as well as add new services to provide users with an easy experience to manage all their real estate transactions. Among the services available on the DARI platform is the "transfer of registered lands from an initial register to the real estate register" service, which enables you to complete all the procedures for transferring the lands quickly, efficiently, and safely from where you are. To perform the process of “transferring registered lands from an initial register to the real estate register,” the initiator (the employee of the real estate developer) must follow the following steps:
- Log in to DARI App using your Digital ID, UAE ID, or UID, then go to the "Services" menu on the home page, click on "Transactions,” then choose "Transfer Land Ownership from Initial Register to the Real Estate Register.”
- On the next page, you will see two options regarding mortgage registration. Choose “Continue with mortgage registration.”
- Select the property or land to be transferred from the initial register to the real estate register.
- View property details, developer details, buyers, off-plan contract details, current mortgages, and broker details; then click "Continue"
- Enter the name of the bank to which you will register the mortgage, the mortgage share, and the buyers, then click “Next”
- Choose the party that will pay the fees for transferring the registered land from the initial register to the real estate register. If you wish to register in TAWTHEEQ, check the box next to "Register the property in Tawtheeq". In the event that it is agreed that the buyer, and not the real estate developer, will pay the fees for transferring the registered land from the initial register to the real estate register, the buyer will receive a notification of this, and after the approval of the concerned municipality, will receive another notification to pay the amount due.
- Upload the required application documents, then press "Next".
- Review application details, including property details, developer details, buyers, off-plan contract details, current mortgages, selected bank, mortgage shares, due registration fees, Tawtheeq registration fees, real estate broker details, and required documents; Then press "Send".
- A declaration will appear to you in which the developer confirms that there are no outstanding obligations on the owner, and acknowledges that they have no objection to transferring this property to the owner. Check the box next to "I accept and have signed the terms of the new contract", then click "Submit".
A message will appear stating that the request to transfer the registered land from the initial register to the real estate register has been successfully sent to the real estate developer's employee authorized to sign for approval.
The transfer of registered lands from the initial register to the real estate register is sent to the real estate developer's employee authorized to sign for approval, as he must follow the following steps:
- Login to DARI using your unified number (UN), UAE pass or Emirates ID (EID) number, then go to the "Applications", and choose the application to be completed
- Review all application details, including property details, developer details, buyers, off-plan contract details, current mortgages, selected bank, mortgage shares, due registration fees, Tawtheeq registration fees, real estate broker details, and required documents; Then click "Accept" if the application is accepted, or "Reject" if the application is rejected, or "Return" in case the application is not accepted because there are comments that need to be addressed before it can be accepted.
- If the application is accepted, a message will appear to confirm your agreement to transfer the registered land from the initial register to the real estate register. The request will be sent to the bank for approval.
The transfer of land ownership from an initial register to the real estate register is then sent to the bank for approval, where the bank maker must follow the following steps:
- Log in to the DARI app, the digital real estate ecosystem, using your Digital ID, UAE ID or UID.
- Go to the "Applications" menu on the home page, then choose the application you want to complete.
- Review all transaction data, including property details, developer details, buyers, off-plan contract details, existing mortgages, outstanding registration fees, Tawtheeq registration fees, and broker details.
- Click "Accept" to accept the application, "Reject" to reject it, or "Return" if it is not acceptable due to comments that need to be amended.
in the event that the request is not accepted, a message will appear to confirm the rejection of the request, and the transaction will be terminated, in which case the initiator will have to start a new application. A message will appear to you to confirm the rejection of the request to transfer the registered land from the initial register to the real estate register.
If the request is returned, you must enter the reason for the return, then press “Send Return Request.” You will see a message confirming the return of the request for the transfer of the registered land from the initial register to the real estate register to the initiator for review and amendment.
- Enter all the mortgage details, then click “Next”.
- Upload all the required documents, then click “Next”.
- Review all the application details carefully, then click “Submit”.
- The transaction is now sent to the bank checker for approval.
Once processed by the bank maker, the transfer of land ownership from an initial register to the real estate register is then sent to the bank checker for approval, who must follow the following steps:
- Log in to the DARI app, the digital real estate ecosystem, using your Digital ID, UAE ID or UID.
- Go to the "Applications" menu on the home page, then choose the application you want to complete.
- Review all transaction data, including property details, developer details, buyers, off-plan contract details, existing mortgages, outstanding registration fees, Tawtheeq registration fees, and broker details, then click “Review application”.
- Click "Accept" to accept the application, "Reject" to reject it, or "Return with feedback" if it is not acceptable due to comments that need to be amended.
- The application is then sent to the municipality for approval.
After the concerned municipality approves the mortgage registration application, the initiator (the real estate developer's employee) or the buyer (according to the agreement deciding who will pay the fees) and the bank employee must follow the following steps:
- Log in to DARI using your unified number (UN), UAE pass, or Emirates ID (EID) number, then go to the "Applications" menu from the home page and select the application to be completed
- Review the application details, including the property details, the real estate developer's details, the buyers, the details of the land transfer transaction from the initial register to the real estate register, the off-plan contract details, and the details of the new mortgage, then click "Pay now" to pay the fees due.
- A message will appear to confirm the successful issuance of the mortgage registration certificate, and the initiator or buyer can download both the mortgage registration certificate and the title deed.
If the concerned municipality does not accept the mortgage registration application, it will be returned to the bank employee for modification or termination
